Covered Decks

The minimum acceptable construction standards for covered decks are as follows:

LOCATION:

  1. Located in back yard only. Must not encroach on any easement or building line.
  2. Must be a minimum of sixteen feet (16') from the property line adjacent to public areas, common open space, etc. Must be a minimum of five feet (5') from common side property line and eight feet (8') from a common rear property line.

SIZE:

  1. Maximum height of cover shall be nine feet (9') above natural ground.

MATERIALS:

  1. Materials used must be unpainted treated wood, cedar, redwood, or treated wood painted to be in harmony with the existing home. Creosoted wood is not acceptable.
  2. No corrugated plastic, aluminum or metal roofs are allowed.

 

Covered deck must be landscaped if not screened from view by a fenced yard.

No flags or weathervanes to be erected on top of roof.

No high intensity spot lights/vapor lights can be attached to the structure.

Deck must be maintained in good condition.

THIS SET OF MINIMUM ACCEPTABLE CONSTRUCTION STANDARDS IS PROMULGATED UNDER THE AUTHORITY OF THE DECLARATION OF PROTECTIVE COVENANTS FOR ELDRIDGE PARK.
